It depends on the fees going forward, if this was an unusual quarter, then I think you'll see operating cash flow back in the $.35 - .40 range and another 30 cents. If not, I don't think they'll want to go so close to the bone, and they'll scale back to 25 cents. I need the Q to get more information on that.

Next year depends on two things, credit losses, considering the potentially horrific state of the CRE market, and renegotiations and extensions, which will add fees to the operating income, and higher rates. It's anybody's guess right now, but if they hold the line, then I would expect distributions to be somewhat higher out towards 2011.
