I'm looking at PKY as a potential purchase for this quarter. I don't consider myself an expert by any means, I'm just a humble student of accounting. From what I can tell PKY's dividend is secure for at least this next quarter. The stock price also seems fair. They have a positive Eps and their cash flow supports their dividend. They reduced their dividend recently, however history has shown that companies whom reduce their dividend in expectation of hard times tend to out perform the market. Having said that I still have 1 concern about PKY, and that is the current ratio. I don't like the amount of long term debt the company has in relation to it's assets. Normally I would find this ratio to be acceptable, but given the nature of the business PKY is in (office real estate) and the unemployment rate/number of businesses going under. I would like to see a much higher ratio. Take Nordic (NAT) for example, that company has an equally attractive dividend with hardly any debt. It costs a little more per share, but given the current price of oil and it's strength vs real estate in this market, I'm willing to pay the difference. Personally I think PKY is a good company that can weather the storm if you have to hold it. If you still have doubts after this then hold off till after the 1st quarter of next year, then you will have a solid view on the future of PKY.
