Agreed re: exposure to the idiots in DC, although there are enough w/ industry knowledge, in my mind, to not let a disaster like PPS happen again. Today, the insurance industry weighed in on the Dems' plan, and they have a loud voice, being one of the payers the govt will rely upon to make it happen. I.e., if not heard, they will not pay for the plan or will pass it on in premium increases - something that will not set well w/ American public. They're in a catch-22 - they need to insure more Americans to fulfill a blind promise, but they need money to do it...money that doesn't grow on trees (although they think it does). If they tax too much to pay for it, Americans will get angry...so, now they're in a place of not insuring everyone AND taxing...the Dems have set themselves up for ruin, imo.
Back to the REITs...check w/ them re: their coverage ratios, and you'll find the smart ones have kept their eyes on financials and do not expect defaults...kind of like if your mortgage company received regular financial statements from you. Again, we're talking LT leases and commitments to operations vs. short-term relationships. Govt needs to wake up, though, and realize the budgets they're making these operators work under; it's the old "blood from a turnip" re: health care providers. I say attack FRAUD & ABUSE first - now, that's a message Americans could understand; the Dems COULD HAVE SAID, "We're going to go after fraudulent providers, fraudulent recipients, fraudulent claims, etc. for approx $X BILLION OF OUR FUNDING, then we're ONLY going to have tax HARD-WORKING AMERICANS for the other $X BILLION, but instead they've positioned it as simply a tax increase...buffoons, imo!
