If all the business that go out of busines were polite enough to all be in the same commercial building we would be in much better shape.

But they aren't and they are scattered about.

So, while one commercial building might go under if everyone that goes out of business was in the same building, instead 6 buildings go under from the same number of bankrupt businesses as the landlords lose the critical mass of tenants.
