Thanks! I must say I do miss the jibba jabba from this board back when HPT was trading in the low teens, suspending dividends and issuing new shares. Those were really interesting events occurring in a critical period in our country's economic history that fostered a healthy discussion on here. At least for now, fundamentals have triumphed over emotions, and although I am feeling somewhat vindicated on my long-term bullish stance, I honestly didn't expect the share price rebound to come this quickly and did sell a bit into the rally, but of course the market has helped us out a lot also.
