The sale of the 60% of the Oregon mall to BX may leave GRT with a management contract, but it does not raise as much money as a 100% sale. GRT needs to raise money, and has just sold interests in two of its prime properties, not leaving it much else of quality to sell, and all the buyers seem to want now is the highest quality.
