Bank, thanks for your comments but even though the stock is undervalued as compared to the properties as a whole I don't see the stock going up until FR shows they can start increasing their profit and paying some kind of dividend. As Bob stated recently this company is in the collection business and not a growth company. The properties are not worth as much unless you can fill them. I'm assuming AMB and PLD CEOs have done a better job. Don't get me wrong here, I still like the company and think there is potential for them to survive. I believe Duncan is doing the right things to survive. But with unemployment still growing I just don't see the economy growing. This may take awhile. When the unemployment and occupany rates reverse, then the economy will be growing. As you yourself stated the REITs are out of favor.

IMO the 90% rule should be changed to 75%. This would allow these companies to carry a much less debt to asset ratios. Most REITs are carrying way to much debt. It might not be a bad idea to even limit the debt ratios. IMO this would add a lot of financial stability to the industry. I know this is a far fetched idea.
