The prospectus is an interesting read. Since the end of the second quarter and as of Sept. 30 FR has or is:

• Sold 5 buildings (154,000 sf) for $14.2 million
• Another three buildings under contract (181,000 sf) for $14.3 million
• Non-binding letters of intent for six other properties (771,205 sf) for $49.7 million
• Closed financings on 21 properties for proceeds of $47.1 million
• Lender commitments on another 14 properties for proceeds of $54 million
• Under application for another 15 properties for an additional $39 million of proceeds
• Actively pursuing additional loan amounts of $93 million
• Issued an additional 3 million shares through the dividend reinvestment program for proceeds of $15.9 million
• Retired senior debt of $123 million at 84% of par
• Anticipating getting a $27 million tax refund
• Closing down 4 offices and eliminating 46 positions for an anticipated annual savings of between $8 and $8.4 million for an overall reduction in G&A of $45 million over 2008 levels
• Executed, in the third quarter, 54 new leases totaling 821,818 sf, renewed 91 leases totaling 2.7 million sf and 33 short term leases totaling 724,688 sf
• Projecting they will recognize a $7 million impairment charge on a building in the inland empire
• Projecting they will be in compliance with debt covenants through the end of 2009, but make no prediction past that
• Planning to use the $72 million of proceeds from issuing new shares for general corporate purposes, but also note they may buy back more senior debt if they have sufficient liquidity

Some of these September 30 updates from the prospectus are probably a good precursor to some of the news we will hear Nov 5th.
