I was surprised to find you here, Alex. I've had EQR since 1990 (?), and did a little buying and selling back this year. REITs have gotten easier to analyze in that they tend to provide an adjusted FFO which is supposed to remove depreciation for maintenance type expenditures: used to drive me crazy, and I still think they give themselves the benefit of the doubt in what is really an improvement as contrasted to maintenace you do infrequently like repaving.
