I bought some on October 9, 2008 at 9.06 per share. I had bought a lot more earlier at higher prices, going back to 2003. I also got some when EIF (Florida) was folded into EIM last December. My average cost is 11.72, so I would be just about even if I sold all 2800 shares today. I'm inclined to hold on because it pays nearly 7% and the tax-free angle really helps me. I live in D.C. so my dividends are free of the 8.7% "state" tax as well as the 35% Federal bite.
