I think any discussion of refunding has to be prefaced by the fact that they have been successful in rolling over loans and raising capital. I really do not understand why anyone would think this is negative. It is apparent that most of the reits have access to capital. No sir we will move up and in a substantial way. I think management has been very conservative and we will soon benefit from that as markets continue to improve. Cheer up we are in a recovery....
